LTD. PART LOT 10, CONCESSION 2, BOWMANVILLE OUR FILE: DEV 87-59 RECOMMENDATIONS: It is respectfully recommended that the General Purpose and Administration Committee recommend to Council the following: 1. THAT Report PD-244-87 be received; and 2. THAT rezoning application File: DEV 87-59 be received and referred back to Staff for processing and a subsequent report and Public Meeting. BACKGROUND AND COMMENT: On July 22, 1987, the Town of Newcastle received an application from the Sehickedanz Bros. Ltd. to rezone a 9.95 hectare parcel of land in Part Lot 10, Concession 2, former Town of Bowmanville (see attached key map) from "Agricultural (A) to an appropriate zone to permit the development of a subdivision. Staff have also received an application for a Plan of Subdivision for the subject lands. The applications have been circulated to various agencies and departments for comments. However, at this time the majority of commenting agencies have yet to respond. Of the comments received to date, only the Canadian Paeifie Railway has voiced concerns. They required that several conditions be met prior to any development taking place. ...2 ~~~> REPORT NO.: PD-244-87 PAGE 2 Given the extent of this neighbourhood relative to the size of plan and the need to ensure that the proposed development will not interfere with the appropriate development of the balance of this neighbourhood, Staff have requested the applicant to undertake preparation of a Neighbourhood Development Plan. It is therefore recommended the application be received for information and referred back to Staff for a subsequent report. Staff propose to deal with both applications in one report. At such time as the necessary circulations for rezoning and subdivision applications have been completed, Staff shall schedule the applications for a Public Meeting of the General Purpose and Administration Committee pursuant to the requirements of the Planning Aet.
