REVISED CONDITION OF DRAFT APPROVAL
RECOPIMENDATIONS:
It is respectfully recommended that the General Purpose and Administration Committee
recommend to Council the following:
1. THAT Report PD-118-87 be received; and
'L. THAT the Region of Durham Planning Department be advised that the Town of Newcastle
has no objections to the requested revision to change Lot 1 from a semi-detached lot
to a single family lot; and
3. THAT a copy of Report PD-"118-87 be forwarded to the Region of Durham Planning
Department.
BACKGROUND AND COMMENT:
In consideration of the above-noted draft plan of subdivision, the General Purpose and
Administration Committee and Council, at their respe tive meetings held on February 16,
1987 and February 23, 1987, endorsed Report PD-52-8 within which Attachment No. 1 listed
the draft conditions of approval acceptable to the~Town. Within said conditions of

approval, Condition No. 1 stated as follows:
"l. THAT this approval shall apply to a draft Plan of
Subdivision 18T-86018, dated January 13, 1986, as revised in
red, prepared by H.F. Grandler for Kiddicorp Investments
Limited, showing twelve (12) lots for semi-detached dwellings
and an area which is not to be developed due to Fill Line
constraints."
By copy of a letter from the Durham Planning Department, April 1, 1987,
the Town's position has been requested in consideration of a proposed
change to Lot 1 from a semi-detached unit to a single family unit.
Staff would have no objections to said change inasmuch as a single family
dwelling would be consistent with adjacent single family development
along Simpson Avenue and would be a minor reduction in density of the
overall plan.
It is Staff's understanding that the Region of Durham, upon receipt of
the Town's consideration of same, will consider the plan for draft
approval.
