RECOMMENDATIONS:
Tt is respectfully recommended that the General Purpose and Administration Committee
recommend to Council the following:
1. THAT Report PD-143-87 be received; and
2. THAT the Region of Durham be advised that the Town of Newcastle has no objections
to the draft plan of subdivision 18T-87026, submitted on behalf of 703052 Ontario
Limited subject to dedication of a 0.3 Metre Reserve to the City of Oshawa along
the frontage of Townline Road South; and
3. THAT a copy of said report be forwarded to the City of Oshawa Planning Department.
BACKGROUND AND COMMENTS:
Un April 23, 1987 the Planning Department received a copy of an application, submitted on
behalf of 703052 Ontario Limited, to permit the development of a draft plan of subdivision
within Lot 1, B.F.C., immediately adjacent to the westerly limits of the Town of Newcastle
north of Highway 401. In reviewing the draft plan, Staff would note that the proposal
would permit the creation of twenty (20) semi-detached lots and twenty-eight (28) single
family detached lots as we11 as a block for twelve (12) townhouses.

Additionally it is noted that access to the proposed parcel would be
provided internally through an extension to Southcourt Drive, westerly from
Townline Road South. Notwithstanding this, we recommend a 0.3 Metre Rese rve
be created along the frontage of Townline Road South.
The Town of PJewcastle Works Department, in reviewing the proposal, have
offered no objections to the draft plan of subdivision as submitted.
Accordingly, Staff would have no objections to the draft plan as submitted
and noted within Staff's recommendations.
