(a) Proposed Modification to Amendment No. 22 to the
Official Plan of the former Township of Darlington
(now the Town of Newcastle Official Plan).
The proposed Modification relates specifically to the
Hamlet of Tyrone and would:
* designate the Hamlet of Tyrone as a "Hamlet for
Growth" with a capacity for 140 residential units;
* redesignate two parcels of land from "Long Term
Residential Expansion" to "Residential Expansion"
to permit the development of a maximum of
26 residential units;
* extend the hamlet boundaries to include a 2.17
hectare parcel of land as part of Draft Plan of
Subdivision 18T-86062;
* remove the "Long Term Residential Expansion"
designation from other lands and modify the
hamlet boundaries to remove those lands from the
hamlet;
* amend Section 9 of the Official Plan to delete
all policies relating to "Long Term Residential
Expansion".

REPORT PD-63-93
(b) Proposed Official Plan Amendment regarding Parks and
Open Space System Policies. The Amendment proposes
a revised parks and open space system hierarchy which
includes the following hierarchy of parkland: Town
Parks, Major and Minor Community Parks, Neighbourhood
Parks, Parkettes and Hamlet Parks. Other changes
.include Town and neighbourhood trail systems, buffer
areas for valleylands and requirements for
recreational facilities in medium and high density
residential developments.

The policy revisions proposed by the Amendment will
affect the Bowmanville, Courtice and Newcastle
Village urban areas as well as hamlets with Secondary
Plans. In conjunction, Amendments implementing
these proposed policies within the Neighbourhood
Plans for Courtice West, Courtice South and
Courtice North are also being considered.
