3. PUBLIC HEARINGS
(a) Proposed Official Plan Amendment to change
the zone category of a 33 hectare parcel of land
in Part of Lots 11 and 12, Concession 1, former
Town of Bowmanville from "Open Space", "Hazard
Lands" and "Industrial" to an appropriate designation
to permit the development of 51 single family units
on lots with 12 metre frontages, 78 semi-detached
units on 39 lots, with 18 metre frontages, and
99 townhouse units on lots with 6 metre frontages.
The plan also proposes a 144 unit apartment on a 1.084
hectare block, a 102 unit apartment on a 1.28 hectare
block, and two (2) mixed use blocks, consisting of
132 unit apartment and a 1860 sq.m. commercial
floorspace on a 2.02 hectare parcel and a 12 unit
apartment and 500 sq.m. of commercial floorspace on
a .157 hectare parcel.

Proposed Zoning By-law Amendment to change the zone
category of the subject parcel from "Environmental
Protection (EP)", "Holding-Urban Residential Type One
[(H) R-1]" and "General Industrial Exception (M2-1)" to
appropriate zones to implement the above noted
development.

development.

category of a 0.303 hectare parcel of land in Part

the development of five (5) single family dwelling
units.

(d) Proposed Official Plan Amendment to change the
designation of a 1.49 hectare parcel of land in
Part Lot 32, Concession 4, former Township of
Darlington from "Major Open Space" to an appropriate
designation to permit the creation of two additional
estate residential lots.
Proposed Zoning By-law Amendment to change the zone
category of the 1.49 hectare parcel from Environmental
Protection to an appropriate zone to permit the above-
noted development.
