Chairperson, Todd Taylor called the meeting to order at 7:00 pm.
2. Disclosures of Pecuniary Interest
There were no pecuniary interests stated for this meeting.
3. Applications:
3.1 A2019-0038 Applicant: David Pearce
Owner: Tyler Smith

The applicant, David Pearce, gave a verbal presentation to the Committee in favour of
the application. The explanation for the proposed variance was similar to what was
outlined in the report prepared for this application. In addition, the applicant explained
that the gym hosts hourly classes with a maximum of 15 participants per class. The
applicant concluded that with a controlled number of participants and staff, the demand
for parking on the lot is always controllable and predictable. The applicant further
explained that the issues with the size of the loading space may be worked out through
the site plan application. However, to be precautious, a minor variance application was
applied for.
Committee Member Shelley Pohjola asked the applicant how many extra parking
spaces are available within the Ministry of Transportation right-of-way. The applicant
stated that approximately 20 parking spaces are available.

No other persons spoke in support or opposition of the application.

"Based on our review of the application, all verbal comments received, and the agency
comments submitted, the application is deemed minor, is considered desirable for the
appropriate development or use of the land and maintains the general intent and
purpose of the Zoning By-law, the Durham Region Official Plan and Clarington Official
Plan. The application for a minor variance to reduce the total minimum parking
requirements for a private club and office from 66 parking spaces to 34 parking spaces,
and to reduce the minimum loading space width from 4 metres to 3.95 metres be
Approved."

3.2 A2019-0043 Applicant: Debra Rose
Owner: Chris & Wanda Knight
3824 Trulls Road, Courtice
The applicant, Debra Rose, gave a verbal presentation to the Committee in favour of
the application. The explanation for the proposed variance was similar to what was
outlined in the report prepared for this application. The applicant further explained that
the original proposed accessory structure was larger in size. However, after speaking
with the Clarington Planning Department, the owners decided to reduce the size of the
proposed accessory structure.
No committee members had questions or comments.
No other persons spoke in support or opposition of the application.

"Based on our review of the application, all verbal comments received, and the agency
comments submitted, the application is deemed minor, is considered desirable for the
appropriate development or use of the land and maintains the general intent and
purpose of the Zoning By-law, the Durham Region Official Plan and Clarington Official
Plan. The application for a minor variance to increase the permitted total accessory floor
area from 90 square metres to 112 square metres to facilitate a proposed accessory
structure be Approved."
