A By-law to amend Zoning By-law Number 2111 of the former Township of Darlington WHEREAS, the Council of the Corporation of the Town of Newcastle deems it advisable to amend By-law Number 2111 of the former Township of Darlington, as amended; NOW THEREFORE, the Council of the Corporation of the Town of Newcastle ENACTS as follows: 1. Section 2, subsection (m) "GROUND FLOOR AREA" of By-law 2111 is hereby deleted and the following revised subsection is substituted therefor - (m) "GROSS FLOOR AREA" means the habitable area contained within the exterior walls of a dwelling unit, excluding any private garage, carport, porch, verandah, unfinished attic, cellar or sun room unless such sun room is habitable in all seasons of the year; and excluding common hallways, common stairways or other common areas, the thickness of exterior walls, and any portion of any floor wherein the height between finished floor and finished ceil- ing is less than seven feet, six inches." . 2. Section 2, subsection (z)(e) "STOREY, ONE HALF" of By-law 2111 is hereby deleted. 3. Section 12 "ZONE REQUIREMENTS TABLE" is hereby amended by deleting the columns headed 'Minimum Ground Floor Area' and substituting therefor the following column headed 'Minimum Gross Floor Area': ZONE USE ALL ZONES Recreation.l'\l Institutional R-I Residential R-2 Residential R-3 Resdiential C-I Commercial C-l Residential C-2 Commercial excepting automobile service . stations and public garages LOT TYPE MINIMUM GROSS FLOOR AREA - SQUARE FEET Interior 1350 Corner 1350 Interior 1200 Corner 1200 Interior 1150 Corner 1150 750 . e .. .
