That Administrator's report ADMIN. 79 - 84 be received; 2. That the necessary by-law be passed authorizing the Mayor and Clerk to sign a rental agreement with the Orono Showcase Co-operative; 3. That the Orono Showcase Co-operative be advised of Council's decision. BACKGROUND AND COMMENT: In accordance with Resolution #GPA -689-84, members of staff have met with representatives of the Orono Showcase Co-operative. It was staff's position that if any rental agreement was to be renewed, it would be on the basis that the total revenue from the rental of the building should cover the cost of the operation of the building, and as such not impact adversely on municipal property taxes. Current rental for this section of the Armouries Building is $140 per month. After reviewing the figures, it is necessary to increase the rental figure to the Showcase by $103 to $243 per month in order to cover the operating costs of the building. Given that the Orono Showcase Co-operative is prepared to meet the cost of the operation of the building, staff recommend the continuance of their lease. The original lease of the building was to the Orono Downtown Business Improvement Area Board of Management. They in turn leased the space to the Showcase. After discussing the matter with B.I.A. officials, it is with their concurrence that the lease would be between the Town and the Orono Showcase Co-operative. ADMIN. 79 - 84 For the information of Councillors, I am attaching a September 11th letter from the Orono Showcase Co-operative and a letter from the B.I.A. confirming these arrangements. The members of the Orono Showcase Co-operative have asked me to tell you that they have accepted the rental rate starting January, 1985 of $243.00 per month. They also wish to inform you that the back rent from January, 1984 to August, 1984 of $110.00 has been paid to the Town of Newcastle. This is the difference between the $125.00 which they thought was the rent in 1984 and $140.00 which was the real rent in 1984. The people at the Showcase were very pleased with the rental rate and will make every effort to keep the Co-operative viable. They were also very pleased to hear that there was the possibility of a lease option in January, 1986. Wends, Elaine and me enjoyed meeting and talking with you. Woodyard September 21t, 19811 Town of Newcastle Bowmanville, Ontario Attention: Dave Johnson Chief Administrative Officer Dear Dave: Further to our recent conversation regarding the ]e ase between the Town and the Orono DBIA concern- ing the Orono Armouries Building it does seem reasonable that the lease now be between the Town and the Orono n Showcase Co-operative. The Orono DBIA has no obliection to this change and as the Co-op is the final tenant and has been operating for well over a year the change does meet the current conditions. I would like to thank the Town for their co-operation in this matter for it has brought another commercial venture to Orono as well as the Town of Newcastle.
