That Administrator's report ADMIN. 65 - 85 be received; 2. That the necessary by-law be passed authorizing the Mayor and Clerk to sign a rental agreement with Orono Showcase Co-operative; 3. That the Orono Showcase Co-operative be advised of Council's actions. BACKGROUND AND COMMENT: In September staff were contacted by Mrs. Elaine Haines of the Orono Showcase Co-operative with respect to rental adjustments for the floor space for the year 1986. Staff reviewed the cost of operating the building relative to the rental fees received. In 1985 staff tried to increase the rental fees so that the costsof operating the building were recovered through the rental fees received. The Orono Showcase Co-operative currently pays a monthly rental of $243.00 based on the estimated operating costs of the building. The budget estimates for the operation of the building appear relatively accurate and as such, it is estimated that a 5% increase over the 1985 rate will be sufficient to meet the operating costs of the building for 1986. A 5% increase in the monthly rental from $243.00 to $255 was suggested in a letter dated October 10th 1985 to Mrs. Elaine Haines. Staff have been advised that the proposed rental rate of $255.00 ADMIN. 65 - 85 -2- per month is acceptable and as such the report is being brought forward at this time. The rental agreement will be drawn in such a way that the monthly rate for 1986 will be $255.00 per month. All of which is respectfully submitte;avid , '. However, I wished to review the cost to date of running the Orono Armouries for 1985 and project an appropriate rental fee for 1986. I have attempted to project a rental fee which fairly reflects the cost of operation of the facility. In this connection it appears that our projections for 1985 which were used to calculate the rate structure are reasonably accurate. In reviewing projected costs of operating the facility together with planned improvements, it is anticipated that a rental increase of approximately 5% will be required. The Orono Co-operative Showcase currently pays $243.00 per month. A 5% increase will raise this monthly fee to $255.00. As you are no doubt aware, we will be this year"taking a close look at many of our buildings with respect to energy efficiency. Such improvements have not been budgetted for as part of the Orono Armouries budget, howver, should such improvements be made to this specific building, monies to provide such improvements would be drawn from a separate account. At this point in time we do not know the extent of energy conservation measures that will be instituted on any of our Town -owned buildings. I would hope that the rental increase of 5% is within the financial means of the Orono Co-operative Showcase. With the concurrence of the Orono Co-operative Showcase, I am prepared to put this matter forward to Council with a rental increase of 5% for 1986.
