CONCESSION 3 This application has been looked at in the context of the Draft Official Plan. It appears that the southern half of the area of land on which the application is being made falls in the Hazard Lands designation, and the northern half falls in the Rural designa- tion. As a camping site can be classified as a recreation or open space use, it would be permitted in both these designations. However, the Hazard Land does not permit building, therefore, any new struc- ture proposed for the property should be on the north of the site, this would include washrooms and septic tanks. From looking at the Development Appraisal Map in the Technical Planning Report (at the back of the Official Plan) the soil does not appear obviously bad for septic tanks, but this should be checked by contacting the Health Unit. The Conservation Authority should also be asked for their opinion as it is close to the river and partially in Hazard Land. Other points are that access is by gravel road but the distance to County Road Number 8 is short. In view of the objections to another camp site proposal, it may be advisable to notify adjacent land owners to ascertain their views.
