Consultants' Report No. 4
APPLICATION FOR REZONING
DRYVIEW. LOT 28, CONCESSION 3.
The Draft Official Plan designates land to the north-west
of the subject site for Highway Commercial use. The extension of the
Highway Commercial designation south along Highway 35 is generally
acceptable from a planning point of view.
The proposed motel site is in fact two hundred feet back
from the highway, along the road allowance, between Concessions 2
and 3. This leaves vacant a corner site. Approval of this proposed
motel virtually commits the Planning Board to approval of development
on the corner site. The proximity of this corner site, to a major
junction, which is negotiated at fairly fast speeds, may be a problem.
Therefore, we feel the Department of Transport and Communications could be
consulted on this point before final approval.
From all other points of view the application appears
acceptable.
The draft Official Plan has already been changed to accommo-
date this proposal (in accordance with instructions already received).
If Planning Board and Council wish the development to proceed,the next
step is to amend the zoning by-law.
