December 13, 1972. 400 Mount Pleasant Road, Toronto, Ontario. PN: 3530. CLARKE PLANNING BOARD Consultants' Report No. 10. APPLICATION FOR REZONING VAN SCHYNDEL - LOT 23. CON. 8. 1. INTRODUCTION This application is for the rezoning of a 200 ft. x 400 ft. parcel of land to allow a travel trailer retail establishment. 2. GENERAL SITUATION The site is approximately 2,200 feet from the nearest inter- section. The site would have access to Highways 35/115. 3. EXISTING LAND USE Land use in this area includes a motel, restaurant and service station to the west and south of the site. These uses are Highway Commercial. The draft Official Plan designates the site for Highway Commercial use. The Zoning By-law zanies the area Agriculture. 4. SITE DETAILS The site slopes gently to the south. The soil is grey -brown sandy loam and yellow sand over brown loam underlain by compact stony calcareous loam. This would indicate good drainage. (1) (1) S. The Canada Land Inventory designates the site in Class 2, Subclass f. This indicates that there are limitations in this area for cultivation due to lack of nutrients. Nevertheless, the land is capable of improvement and high to moderately high productivity. (2) The proposal conforms to the draft Official Plan and, in our view, is satisfactory.
