September 25, 1973, we are pleased to enclose herewith twelve
(12) copies of Consultants' Report Number 14, with respect to
a rezoning application by Mr. Stewart Wood to permit the use of
his lands for cattle farming and a trucking operation.

APPLICATION FOR REZONING
STEWART WOOD
1. INTRODUCTION
This application is for the rezoning of a 50 -to -60 -acre site
to permit the use of the lands for a trucking operation, in addi-
tion to cattle farming.
2. LOCATION
The site (Centre Part Lot 28, Concession 6) is located on the
easterly side of the Township road between Lots 28 and 29, and to
the south of the road between Concessions 6 and T.
3. EXISTING LAND USE

Land use in the area is predominantly Agricultural, with a
number of estate -type residences to the south of the said lauds,
on the westerly side of the road.
The proposed Official Plan designates the site for Rural use.
The Zoning By-law zones the area Agricultural, which does not
permit a trucking operation.
In view of a recent application for Estate Residential devel-
opment to the west of the said lands, we would suggest that this
application be considered with respect to the possibility of future
residential development in the area. There are a number of exist-
ing estate -type residences to the south on the westerly side of
the road. According to the Official Plan, intensive farming oper-
ation of an offensive nature should not be permitted surrounding
this type of development.

We feel that there are two basic questions which arise:
-Is the intended use of the land for cattle farming consid-
ered to be an intensive farming operation of an offensive
nature?
-Is it the intent to permit further residential development
in the area?
5. CONCLUSIONS
In the event that further residential development is not fore-
seen in the area, we would suggest that the proposal is in conform-
ity with the Official Plan and would require a Zoning By-law Amend-
ment to permit the trucking operation.
Should further residential development be anticipated in the
area, we recommend that:
(a) farming of a non -intensive, non-offensive nature be per-
mitted on the site;
(b) the trucking operation be permitted only if sufficient
property setbacks and screening are provided, and the
operation is restricted in size so as to minimize the
effect on surrounding residential development.
