THAT the matter of an extension to Rhonda Boulevard be referred
to Rhonda
to the Director of Planning to discuss with the School Principal

Redesignation THAT all inf-rmation regarding the Redesignation of part
of part of of Scugog Road be referred to the Planning Staff for a
Scugog Road report to the next meeting.

Report P-41-78 THAT the following recommendations relative to Report P-41-78
S -A-1-13-1 Revised Plan of Subdivision, Lot 25, Conc. 6, Darlington,
(Ashton) W. G. Ashton, File S -A-1-13-1, dated May 9, 1978, be recommended
to Council:
That the Town of Newcastle advise the Minister of Housing
that it approves of the revised plan showing 12 residential
lots and dated October 18, 1977, subject to the following
conditions:
1. That the owner convey to the Town of Newcastle free and
clear of all encumbrances the one foot reserve abutting the
west side of Street "A" in the southeast corner of the plan.
2. That the owner convey to the Town of Newcastle any easements
including any external easements required for drainage of the
subject land or other municipal purposes and that the said
easement be shown on the final plan for registration.
3. That the owner pay to the municipality money in an amount
equal to 5% of the value of the land included in the plan in
lieu of parkland in satisfaction of the requirements of Section
33(5)(a) and 33(8) of the Planning Act.
4. That the tuner enter into a subdivision agreemert with the
Town of Newcastle to include, in addition to the usual require-
ments, provision for architectural controls to ensure that new
housing is compatible with the present character of the hamlet
and to include provision for the construction of Hillside Drive
to municipal standards by the owner.
5. That the plan proceed by two separate registrations, the first
registration to be composed of lots 1, 2, 8, 9, 10, 11, 12 and all
abutting roads, and the second registration to be composed of lots
3, 4, 5, 6 and 7 and the cul-de-sac at the end of Street "A".

6. That the registration of the second portion of the plan be
permitted only when the lots in the first portion are fully
developed and the Town of Newcastle and the Medical Officer of
Health have certified that no groundwater problems have occurred.

1. That the subject land be rezoned to an appropriate category

Official Plan upon satisfaction of the following conditions:
(1) Revision of the proposed Reference Plan to accommodate the
requirements of the Durham and Newcastle Works Departments.
(2) Entry by the owner into an industrial development agreement
with the Town of Newcastle similar to those agreed with
nearby proposals.
(3) Submission of the engineering report required by Section 8.4.3.3
of the Durham Official Plan and approval by the Town of Newcastle
of the conclusions thereof.
(4) Incorporation of the conclusions of the abcve report in the
final plan for registration and the industrial development
agreement, if necessary.
2. that the Town Manager be instructed to prepare the above
required development agreement in consultation with appropriate
staff.

and to liaise with Regional Staff who are reviewing the
matter also.

of Highway 401 in the adjacent area.
