required side yard setback from 4.5 metres to 1.7 metres, subject to the
following conditions:
-that the driveway be widened (on the property and not on the boulevard)
to 7.35 metres to accommodate a third outdoor parking space with no
curb cut;
-that the front of the garage be maintained in similar appearance to the
existing fagade, including that the two garage doors remain present; and
-that the man door be located towards the front of the garage if it is
located along the west wall and that it be screened with an L-shaped
wood privacy fence, as it meets the intent of the Official Plan and Zoning
By-law, is minor in nature and is not detrimental to the neighbourhood.
