THE CORPORATION OF THE TOWN OF NEWCASTLE
BY-LAW NUMBER 92- 10
being a By-law to adopt Amendment Number 43 to the Official Plan
of .the Town of Newcastle
WHEREAS Section 17 (6) 9fthe Planning Act., 1983 i. as ~mended,
authorizes the.Town of Newcastle to pass by-laws for the adoption
of or repeal of Official Plans and amendments thereto.
AND WHEREAS the Council of the Corporation of the Town of . Newcastle
deems it advisable to amend the Official Plan' of the Town. of
.Newc~stle to introduce a 'High Density (H)' symbol on lands at the
southwest corner of Green Road and Highway NO.2 in the Bowmanville
Urban Area.

NOW THEREFORE BE I~ RESOLVED THAT the Council of the Corporation
of the Town of Newcastle enacts as follows:

That Amendment Number 43 to the Official

AMENDMENT NO. 43
TO THE
OFFICIAL PLAN FOR THE
Town of Newcastle
This Amendment No. 43 to the Official Plan of the Town
of Newcastle which was adopted by the Council of the
corporation of the Town of Newcastle is hereby approved
under sections 17 and 21 of the Planning Act.

This Amendment was adopted by the Council of the Town of
Newcastle by By-law No. 92-10 in accordance with the provisions
of Sections 17 and 21 of the Planning Act, S.O. 1983, as amended,
on the 13th day of January 1992.

IMPLEMENTATION:
INTERPRETATION:
The purpose of this Amendment is to introduce
a IIHigh Density (H) II symbol within
Neighbourhood3C of the Bowmanville Major Urban
Area.
The lands subject of this Amendment are a 0.65
ha (1.6 acres) parcel at the southwest corner
of Green Road and Highway No. 2 in the
Bowmanville Major Urban Area, and are more
specifically described as Part Lot 17,
Concession 1, in the former Township of
Darlington, now the Town of Newcastle.
This Amendment is based on Application OPA 90-
45fN which seeks increased densities on the
subject property in order to permit the
construction of a three storey, 48 unit
apartment building.
The Official Plan of the Town of Newcastle is
hereby amended as follows:
1. By amending Schedule 7-1 (Land Use
Structure Plan - Bowmanville) as indicated
in Exhibit IIAII to this Amendment.
Exhibit "All attached hereto shall form part of
this Amendment.
The provisions set forth in the Official Plan
of the Town of Newcastle, as amended, regarding
the implementation of the Plan, shall apply to
this Amendment.
The provisions set forth in the Official Plan
of the Town of Newcastle, as amended, regarding
the interpretation of the Plan, shall apply to
this Amendment.
